Hunting for bargain properties

While many people ran into financial difficulties during the 1997/98 Asian financial crisis, financial coach Azizi Ali leveraged on the dire times to secure one of his best property buys. At a home fair, he met the developer of Bangsar’s Sri Penaga condominium.

"The developer had originally kept some units for rental income. However, since they faced cash-flow problems, they decided to put up some units for sale," he recounts. Azizi managed to buy it for only RM360,000, a far cry from the market value of RM500,000. Currently, it’s worth about RM600,000.

"I’m renting out the fully-furnished unit for RM3,500 a month and it gives me cash flow all the time. Best of all, the purchase came together with tenancy," adds Azizi. "The only regret I have is that I didn’t have enough money to buy all of the units!" There are opportunities to pick up good deals at bargain prices during a downturn. But then, when something is going cheap, it doesn’t mean that it’s a good deal. How do you identify a good buy, then?

The prerequisite to making money from property is buying it at a discount, says Azizi. "My definition of a bargain is a property that is going below the market value by 15% or more. Obviously, the lower the price, the better it is." Chu Hong Keong, who is with a foreign financial services company, is another bargain-hunter. In 1984, the astute property investor had his eye on a 7,000 sq ft bungalow in Section 5, Petaling Jaya. The asking price of RM500,000 to RM600,000 was way above his budget. "At that time, I jokingly told my real estate agent to call me immediately if the house were going for below RM300,000. I said that he could even call me in the middle of the night. But the agent said there was no way the seller would sell it as such a low price," Chu chuckles. The property market crashed in 1986 and Chu was informed that the owner was willing to let the property go for RM350,000. After negotiations and a promise of swift payment, he bought the property for well below RM300,000. In 1996, Chu decided to sell the property (his residence) as property prices were moving up and his leasehold property’s tenure was ending. By the end of the year, he managed to sell it for well over RM700,000.

Why are there bargains? Properties may be sold at cheaper prices for various reasons, according to Elvin Fernandez, managing director of Khong and Jaafar Sdn Bhd. They include upgrading to a better house, dissatisfaction with changing conditions in the neighbourhood, asset shuffling, moving abroad and divorce. "But the main reason for forced-selling at bargain prices is the inability to service loans, especially the ones [sales] that you see at auctions," Fernandez points out. Given the softening of the property market in the country, it may be an opportune time for bargain hunters. With many people adopting a more cautious approach with regard to big-ticket purchases, it is likely to be a buyer’s market. In Azizi’s view, any time is a good time to buy below-market-value properties. "There are people getting into financial difficulties and people transferring to different countries all the time. But, of course, there will be more people like that in bad times," he explains. "Sometimes, you can spot them through keywords like "owner migrating"or "must-sell" in classified ads.

Finding the bargain

To identify a bargain buy, you first need to know the price range of the property you’re eyeing. Azizi recommends comparing property values in the same area. Ask around the neighbourhood and check the classifieds. Chu scans the classifieds once a week. "I try to remember the details of the property and check out the trend at the same time. For example, you’ll know the market is hot if you see ads disappearing fast. If, however, you see the same house being offered at a lower price ad after ad, then you know the market is not so hot," he points out, adding that he also talks to different agents. "There are some agents who are very knowledgeable and honest. They can tell you a lot, but you would still have to do your own homework to judge for yourself."

While a bargain is usually associated with buying at lower-than-usual prices, it is imperative that you look beyond the price tag. Even under the current circumstances, the golden rules of property investment should not be thrown out of the window. Says Azizi: "The price is only one point. If you buy a property in an ‘ulu’ place, even if it’s at a good price, it may not be a good purchase. Location and price are both important. It’s not good enough to buy just because it is cheap." Chu agrees. "If you find a property that is very special, one that everyone would fall in love with when they view it, or one that is in a very good location, it will be a good opportunity to get it when times are not so good," he says. "But don’t expect a big price drop if you’re going for good locations." Likewise, Fernandez points out that getting bargains in prime locations is extremely difficult. "One has to spend a considerable amount of time, even when you are in close contact with a competent real estate agent."

"To find the right property that is below market value, there is more work. You need to do more searches, be willing to wait and take a little more time to buy," says Azizi. For first-time homebuyers who are searching for a bargain, it pays to view the property from a buyer-cum-investor’s perspective. "When buying a house, look at it both as a place for you to stay in as well as an investment. Don’t just buy it because you like it. Ask yourself if other people will like it as well," Chu explains.

Buyer beware

While bargain properties can cost you a lot less in relative terms, they are not without their issues. Azizi notes that properties sold at auctions always present some kind of problem for the next owner, especially since they are sold on an "as is where is" basis (see October 2007 issue on buying at auctions). Likewise, if you’re buying directly from a motivated seller, it pays to suss out structural defects, Chu cautions. Scams abound during these trying times. Don’t let the thought of securing a bargain get to your head. Be careful about who you’re giving your deposit to.

“應急資金”是一個人在失業或收入大幅萎縮時,最需要的“自我救濟金”,一般人應擁有足以應付3至6個月生活開銷的應急金……

理財師建議,應先準備3至6個月收入的應急資金,以免不幸被裁退時,財務規劃大亂。
經濟景氣不佳,如果不幸被裁或收入突減,過去準備的應急資金將是維持生計的“金丹”。

“應急資金”是一個人在失業或收入大幅萎縮時,最需要的“自我救濟金”;也是理財師提供財務諮詢時,最常強調的基本規劃。

VKA財富管理高級財務顧問蕭明偉指出,一般人應擁有足以應付3至6個月生活開銷的應急金。

也有人把應急金的規模,設為3至6個月的收入。

顧名思義,這筆資金旨在未雨綢繆,以防日后面對收入問題時,仍有一筆錢可維持生計,同時讓家庭成員有時間應對此項改變,並重組債務管理。

重組債務

他回應《中國報》提問說,如果配偶被裁或收入突減,以致家庭收入減少50%,必須嚴正檢視整個家庭的負債和開銷。

首先,必須暫停所有沒有必要的奢侈消費,例如外出用食、看電影、延遲購買非必需品,以及重組負債。

他舉例,當事者可優先償還更高利息的貸款,或透過“零利息轉移”,將信用卡負債轉至更低利率的信用卡公司。

“必要時,可能得套現部分資產,以減低負債。”

例如,若名下有多輛汽車或房產,倘若經濟衰退衝擊還債能力,脫售部分資產,可減輕不少財務負擔。

若收入減少,幸運的話可尋找另一份工作,來彌補失去的收入,自己做生意也是管道之一。

目前市場不乏創業機會,允許兼職,涉及資本也不多。

压力过大 身体遭殃

我认为你真正的问题是压力过大。”当我向医生抱怨,说他给我做的肌肉注射治疗未能减轻我脖子和肩部的疼痛时,医生回答道,“你自己在生活中遇到的问题,不能全怪在我的头上。”

我不由自主地哭了起来,这似乎更证明了他的诊断。

其实我以前也听过这样的说法。在我腰部疼痛、肠易激综合症和颞下颌关节炎发作的早期,很多医生都用到“压力过大”这个词。而这每次都让我感到十分愤慨,听上去就像在说“这是你脑子弄出来的问题”,或者“你是在没病装病”。

其 实,这种想法已经过时了,杜克大学医学中心(Duke University Medical Center)“行为型慢性疼痛舒缓项目”负责人克里斯托弗•爱德华兹(Christopher L. Edwards)说道。几十年前,如果医生说某种病症只是心理作用,那等于就是说患者在装病,因为当时几乎没有证据可以证明,身体患病和大脑有任何关系。 “现在,我们意识到大脑活动会影响身体状况,而身体上发生的变化也会影响到大脑,” 爱德华兹说,这一知识将有助于我们治疗相关的一些疾病。

爱德华兹医生说,在目前经济危机的情况下,他在北卡罗来纳州开办的疼痛舒缓项目接受的病人越来越多。“经济环境与我们接诊的压力失控病症的发病数量有着很强的相关性。”

心 理压力会以多种形式转化为身体上的痛苦和疾病,人体本能的“打或跑”反应机制就是其中之一。当大脑感知到威胁存在时,就会启动交感神经系统,指示身体释放 出肾上腺素、皮质醇和其他有利于身体做出动作的荷尔蒙。这些化学物质共同作用,让肌肉紧张,消化系统减缓,血管收缩,心跳加速。

如 果要从柱牙象口中逃命,这些生理反应还是挺有用的,但如果威胁来自于股票缩水和失业危险,人体的预警状态就会无限地持续下去,肌肉长时间紧张,从而可能导 致偏头痛,双颌肌肉紧张、脖子和肩膀处起硬块,以及下背部疼痛等。有些身体部位早已因长时间看电脑、睡眠不足、磨牙和姿势不当等承受了很大的压力。

在 消化道系统中,食管、胃部和肠部分布有广泛的神经细胞,这些细胞被称为内脏的大脑,它们对人的思维和情感变化反应极其灵敏,这也是某些情绪会引起胃部抽搐 的原因。当焦虑长时间存在时,这些神经细胞会引发胃灼热、消化不良,还有肠躁症,即结肠的正常蠕动失去节奏,造成胃肠胀气以及腹泻和便秘交替反复发作。

“压力不一定会导致痛苦,但会加重已经存在的身体疾病,减弱人体自身的调节机能。”爱德华兹医生说道。

压 力还使体内的生化环境发生变化,从而影响免疫系统,导致人体对病毒和细菌感染反应迟缓或者过激,引发过敏、哮喘,以及牛皮癣和湿疹等皮肤疾病。压力还会抬 高人体的炎症水平,这往往是和心脏疾病密切相关的。《身心医学》(Psychosomatic Medicine)杂志近期的一项研究发现,即使是在少年时期承受的压力,也会提升体内C反应蛋白的含量,这是反映人体炎症水平的指标,C反应蛋白过高会 导致心血管疾病未来的发病率上升。

有很多种方法可以减轻压力所带来的负面影响,最好的方法之一就是锻炼身体,运动不仅能促使身体释放出脑 内啡这种让心情变好的神经传递素,还能帮助身体消耗掉过多的皮质醇和肾上腺素。在压力之下,“人体系统会产生大量的负面情感能量,并试图找到一个释放的途 径。”联合健康集团(UnitedHealth Group Inc.)
“最优健康行为解决方案”(OptumHealth Behavioral Solutions)的医学总监、心理学家戴维•怀特豪斯(David Whitehouse)说,“压力会杀死脑细胞,人体做出反应,生产出更多的脑细胞,而运动有助于激活新生细胞,并在细胞之间建立新的联系。”

许多专家还建议保持充足的睡眠、饮食规律和平衡,以及加强社会交往等。这些都是压力过大者容易放弃去做的事情。

机 能反馈疗法以往被视为另类疗法,现在已得到主流医学界的认可,来帮助人们减轻压力带来的影响。爱德华兹医生在杜克大学有一个机能反馈疗法实验室,病人在那 里监控自己的心跳、呼吸频率、体温等重要生命指标,并学习如何通过放松技巧来加以控制。爱德华兹医生说:“我们的目标是,一旦教会你怎么做,你这辈子就可 以一直这样做下去。”

在脑部如何感知痛苦这一方面,情绪占据着举足轻重的地位。20世纪60年代,加拿大心理学家罗纳德•梅尔扎克 (Ronald Melzack)和英国内科医生派特里克•沃尔(Patrick David Wal)在对二战的士兵进行观察后,提出一项突破性的理论。“两个因炸弹爆炸受到几乎相同伤情的士兵呆在医院的同一个病房里,”爱德华兹医生解释说,“一 个士兵会说:‘医生,赶紧给我缝合伤口好吗?我还等着归队呢。’而另一个士兵可能在痛苦中哭喊、呻吟和抽搐。”

梅尔扎克和沃尔医生认为,人体脊髓有一些化学物质构成的门,控制着痛苦信号从身体传导到脑部;大门的开关很大程度上取决于病人的情绪状况。正面情绪能减弱疼痛的感觉,而负面情绪会使痛苦传导的大门打开,因此有时候,即使起初造成痛苦的因素已经消失,但疼痛也会持续下去。

越 来越多的人认为,认知行为疗法在释放负面情绪方面可以发挥很大的作用。这种疗法涉及对某种情绪背后的事实进行自我审视和挑战。纽约州布朗克斯市 Montefiore医学中心的心理训练主任、认知行为治疗师凯瑟琳.穆勒(Katherine Muller)说:“我们会说,我理解你的恐惧,但恐惧并非已经发生的事实,让我们来看看你的现实生活吧。”

确实,如果听到别人说,你的 病痛是压力引起的,你会觉得这是一种冒犯,穆勒医生说,“正常人都有一种观念,认为‘我能应付压力’,而这些病症表明,其实你无法应对自如。”其实,很多 成功人士发现,较低水平的压力和担 情绪有助于身体的正常运转。“然而,如果压力太大, 虑就会主导你的情绪;你还得继续上班,继续给家里做贡献,但压力会不断施加负面影响,直到有一天你的身体突然说‘天呐,我再也受不了了。’”穆勒医生说 道。

那么,与压力相关的病痛是否都是脑子弄出来的问题呢?“所有的痛苦,所有的体验,一切都在你的大脑之中。”爱德华兹医生说道。不过,这是一个好消息,因为现在和60年前不同,已经有很多方法用来控制思想和情绪,从而减轻你的痛苦。

好了,医生,赶紧给我缝合伤口,我还等着归队呢!--我决定这样想。

最有效的教育工具:家族老故事

三个子女成长过程中,来自科罗拉多的史蒂夫•盖勒(C. Stephen Guyer)喜欢把自己祖父的故事讲给他们听。作为一位银行家,尽管在30年代的经济危机中失去全部家产,盖勒的祖父却没有忘记人生最重要的东西。盖勒告 诉孩子,在最黑暗的日子,濒临破产的曾祖父仍然用一辆车载着全家人奔赴加拿大看望亲人。盖勒说,这个故事的寓意是,“生活中还有很多比钱更重要的东西。”

这 个故事最近有了姊妹篇。盖勒要比较从奢侈的大房子搬到小房子里去了。他曾担心三个孩子会感到沮丧。但他惊奇地发现,15岁的女儿和一对22岁的双胞胎不但 不沮丧,反而表现得像当年的曾祖父一样。盖勒说,孩子们告诉他:他们真正关心的是家人在新家里是否感到温暖,是否能敞开心扉。

当家家户户 忙着缩减开支的时候,很多父母发现,家族故事具有神奇的力量,能够帮助孩子度过艰难的日子。讲故事专家表示,父母的这种认识说明美国人对于讲故事的兴趣正 在增加,与此同时,有关讲故事的聚会和庆典也越来越多。最新研究也揭示出家族故事的价值,将青少年在这方面的了解与改善行为和心理健康联系起来。

心 理学教授罗宾•菲伍什(Robyn Fivush)透露,艾默里大学(Emory University)曾对65个拥有14到16岁子女的家庭进行研究,发现孩子复述家族故事的能力越强,就越不容易出现抑郁和焦虑情绪,出于挫折或愤怒 而产生的行为也越少。菲伍氏说:“了解家族故事使孩子们更为全面地看待自己的经历。”

讲 故事的技巧在于,要以孩子乐于接受的方式进行。以这种话开头的故事就不要讲了──“在我小的时候,每天都是走路上下学,来回都要爬山,下雪天也光着脚。” 按照田纳西州琼斯伯勒地区非营利机构“全国讲故事网” (National Storytelling Network)主席沙利•诺夫尔克(Sherry Norfolk)的说法,故事应该针对孩子的需求,讲述的时候要有目光接触,创造“身临其境”的感觉。“你不需要点出故事里面的道理,”诺夫尔克说,“孩 子们凭直觉就能懂得故事的寓意。”

几年以前,面对被迫转校,亚特兰大卡拉•弗里曼(Carla Freeman)的女儿显得很焦虑。弗里曼就把自己小时候在社区内转校的故事讲给孩子听:刚转校的时候,老朋友失去联系,在新学校里也显得很不合群,但自 己很快就振作起精神,结识了新朋友。弗里曼认为这个故事对女儿的成长起到了帮助,如今12岁的女儿不仅能承受打击,也乐于迎接各种挑战。

幽 默感可能使故事更受欢迎。达拉斯的斯科特•普雷格(Scott Prengle)曾在家里给17岁的儿子鲍比(Bobby)讲述祖父的故事。在祖父成长的年代,人们非常贫困,吃不饱饭的同学会把祖父午餐吃剩的苹果核狼 吞虎咽地吃下去。一天吃晚餐时,鲍比拿着几乎空了的沙拉酱瓶子往盘子里到沙拉酱,斯科特笑着建议儿子效仿祖父的做法:往沙拉瓶子里加些水,确保不浪费每一 滴沙拉酱。斯科特说,尽管祖父节俭的生活习惯把大家逼得要发疯,但是背后的理念很简单──不要浪费任何东西。

鲍比拒绝减少在服装方面的支出,但是他说自己正以其它方式效仿祖父──节省回形针和橡皮筋。最近,当斯科特削减家庭开支时,他发现祖父的故事在鲍比身上产生了效果,鲍比平静地放弃了自己经常使用的健身会员卡。

菲 伍什说,有时你以为孩子们并没在认真听你讲故事,其实他们在听。罗德岛普罗维登斯的托马斯•彭特(Thomas Pontes)以为自己16岁、14岁和12岁的孩子对于祖父的故事并不感兴趣。他们的祖父是一位移民美国的农场工人,他凭借自己的双手,从只能住牲口棚 到拥有自己的家庭。彭特认为,这个故事蕴含着乐观主义精神,只要拥有乐观的希望,放牛羊的农工也可以通过奋斗,最终在大西洋彼岸的美国站稳脚跟。

但是当我和彭特16岁的女儿凯蒂(Katie)聊起祖父的故事,她告诉我,她不仅记得这些故事,而且因为这些故事变得更加珍惜生活,更加体会到生活的幸福。菲伍什说,即使孩子们看上去并不欣赏家族故事,慢慢的,孩子们也会意识到这些故事的重要性。

摆脱抱怨 学会感恩

维 •贺齐(David Hirsch)一直没忘记1998-1999年间那些损失惨重的客户打来的令人不愉快的电话,作为瑞士信贷(Credit Suisse)在芝加哥的美国私人银行部的董事,他多年来一直小心翼翼地把客户的钱投在蓝筹股上,每年能取得15%到20%的收益。

但在当时,有些科技股投资者可以得到50%甚至100%的年回报率。贺齐的一些客户因此撤回了资金,他们对他提供的投资服务表示不甚满意。

现在,虽然他管理的客户资金减少了35%或者更多,“但没人再向我抱怨。”贺齐说,“他们不会追问我‘你对我的投资组合干了些什么?’他们只是问‘如今我们该干些什么?’”

这 可能是动荡时代带来的一个正面效果:人们的抱怨冲动有所收敛。那些还有工作的人正在学会珍惜这份福气。(如果你的邻居已经失去工作,你就会觉得不必为自己 没加上工资而抱怨。)有房子的人虽然不愿看到房价下跌,但至少房子还没被银行没收。是的,我们的投资组合大为缩水,但大多数人还可以说,至少我们没把钱交 给金融巨骗马多夫(Bernie Madoff)。

虽然投资活动只是暂时收敛,但在很多地方,我们看到了大萧条时代艰苦奋斗精神的回归及对于简单事物的欣赏。

事 实上,根据雅虎HotJobs网站2008年12月的一项统计,人们对工作的满意度上升了。有近38%的被访者表示,他们对自己的工作“非常满意”,而 2007年这一数字仅为28%。这也许意味着人们对自己还有工作怀着一份感恩的心。现在每个星期我们都能听到很多报导,说员工毫无怨言地接受减薪或暂时休 假,有些这类团结一心的做法使公司其他部门的人得以保住饭碗。

而且,日益增多的“不抱怨”运动让人们相信,怨天尤人并不是最好的出路,快乐可以通过各种途径获得,比如写“感恩日记”等等。

密 苏里州堪萨斯城牧师威尔•伯文(Will Bowen)发起了事一项活动。他所在的非营利组织“无抱怨世界”(A Complaint Free World Inc.)分发出近600万只铭刻有组织名称的紫色腕带。如果佩戴腕带的人发现自己在抱怨,就要把它换到另一只手腕上去。他们的目标是争取在21天内不挪 换腕带。

诚然,要让很多美国人完全摆脱喜欢抱怨的“国民习惯”是很不容易的。习惯的养成往往有其现实的根源。很多年轻人喜欢赌博,那是因为他们希望得到认同。很多老年人脾气暴躁,因为他们一辈子都在怨天尤人。(在佛罗里达州,我妈妈把公寓里的邻里争吵称为“在天堂里吹毛求疵”。)

然而,伯文牧师相信,糟糕的经济也许是让我们能新审视自己生活的良药。在好年景,人们往往对已经得到的东西视而不见,对得不到的牢骚满腹。”他说,“坏年景则让人们更珍惜自己拥有的一切。”

伯文牧师正在组织4月份的一次“无抱怨”活动,今年夏天还要带30名志愿者去坦桑尼亚参加一个育儿中心的改建。“我们将要遇到的这些人,他们几乎一无所有,但还是那么快乐。”他说,“这会让我们不知不觉地改变自己的价值观。”

琼 •高登(Jon Gordon)是一位领导力培训师,也是《不抱怨原则》(The No Complaining Rule)一书的作者,他收集的很多研究素材表明,感恩有助于减少压力,增进健康。每天早上,他都要做一次感恩散步,想一些积极向上的东西。他开办培训 班,帮助人们“把一肚子怨气转化为一颗感恩的心”。

如今有些人很明智地减少抱怨,是因为他们意识到抱怨可能会损害他们的职业生涯,美国中 密歇根大学教授谢伦•麦克亨利(Sherene McHenry)说。“现在对工作提出怨言,既不安全,也不明智。在决定裁员对象时,没有工会组织的企业首先会让那些经常抱怨及跟公司对着干的人离开。”

归根结底,你无法控制经济大局,也无法控制自己的饭碗能否被保住。让专家向你激昂顿挫地讲述感恩的重要性固然容易,但要减少自己的怨气,最重要的还是自身的修炼。

麦克亨利教授鼓励大家每天写下三件自己感激的事情,无论这些事情看上去多么琐碎和简单。“总有那么一天,”她说,“你会发现这份清单和氧气、食物和房子一样不可或缺。”

Keep an eye on good small-cap stocks: OSK

INVESTORS should start keeping an eye out for good small-cap stocks to buy in the next one or two months, as this is when interest is expected to return to the
stock market, says OSK Research.




Its top five picks are QL Resources, Kossan Rubber, KPJ Healthcare, Hektar-REIT and Wah Seong.

"Now is about the right time to keep your eye on the good small caps. You should start positioning yourself to buy in one or two months' time," head of research Chris Eng told Business Times.

He expects the market to fall towards the end of this month ahead of the May corporate earnings season, which is expected to be bleak.

OSK, in its latest annual compilation of small-cap "jewels", singled out 50 stocks with a market capitalisation of under RM1 billion for investors' consideration.

Among these, the top five were liked for their "safe haven" characteristics, promising dividends and resilient business models.

"We believe (they) would appeal to a broad spectrum of investors with differing risk appetite and risk-reward profiles," OSK said in a note to clients yesterday.

Of the five, QL Resources, a diversified agriculture group, and rubber glove maker Kossan Rubber are already widely followed by the investment community because of their recession-proof businesses.

QL, Asia's biggest producer of semi-processed raw fish paste, has managed to grow revenue for the last 20 straight years and is poised to do the same this year, buoyed by the extended growth of its marine-product manufacturing segment.

Kossan, which OSK says is one of the most efficient manufacturers of nitrile rubber gloves, is expected to yield margins that are higher than conventional natural rubber gloves.

KPJ, meanwhile, is OSK's top exposure to the healthcare sector given its expanding portfolio of hospitals nationwide and overseas.

"We feel that the prospects of the healthcare sector in the country remain bright due to the scarcity of medical services," it remarked.

Hektar-REIT, meanwhile, is liked for its generous dividend yield of 12 per cent, the highest of OSK's 50 small-cap companies.

As for oil and gas firm Wah Seong, it is seen as well-poised to capture a bigger slice of the worldwide pipe-coating and compressor business.

OSK has a "buy" recommendation on all five stocks.

馬銀行投資銀行分析員王吉騰指出,本地經濟走軟,產托今年及明年面臨3大挑戰,包括再融資以應付高利息成本、重整資本結構以加強資產負債表,以及為更低租金重新估值。

報告指出,最容易受上述因素挑戰的產托,依序為工業、零售及辦公樓產托。

截至去年12月,國內產托資產負債比介于11%至41%,今年需再融資12億4000萬令吉短期債,該風險仍受控制。

此外,我國高負債產托或需增發信托單位、強化資產負債長。在新加坡的普遍方式是發售附加單位。

馬銀行投資銀行則認為,派息再投資計劃具長期吸引力,將逐漸受歡迎,而脫售資產則是最后一道防線。

另外,我國資產值在去年達致顛峰,雖未出現資產泡沬,卻可能重新估值。

“預測2009至2010年租金下調10%至15%,是合理的。”

不過,報告指出,市場已將零資產增長,以及租金下滑等因素納入考量。

目前,國內產托價格比淨資產值低14%至45%。

“以產托9%至13.7%派息回酬而言,它已納入房地產回酬跌9%至35%的可能性,在最糟情況仍可維持5.7%至9.1%回酬。”

首選桂嘉資本

據馬銀行投資銀行分析報告,首選產托包括桂嘉資本信托(QCAPITA,5123,主板產業投資)及愛可思產托(AXREIT,5106,主板產業投資)。

“UOA產托(UOAREIT,5110,主板產業投資)及超峰產托(TWRREIT,5111,主板產業投資)的辦公樓領域也受青睞。”

此外,升喜產托(STAREIT,5109,主板產業投資)則是主要被收購對象。

Only 34% of Malaysians putting aside money regularly for retirement funds

YOUNG parents Xavier Arumugam and Kavitha Nair has been putting aside a fixed sum every month into their savings accounts as part of their retirement nest egg after deducting expenses for the household, medical insurance as well as education plans for their children and house loan installment.

Both of them had also voluntarily increased their employees contribution to 15% for the Employees Provident Fund (EPF) compared to the usual contribution rate of 11%.

“We are aware though, that we do not have a formal retirement plan in place besides the EPF,” Kavitha admits.

According to Great Eastern Life Assurance (M) Bhd executive vice-president and chief marketing officer Loke Kah Meng, only 34% of Malaysians are putting aside money regularly for their retirement funds, but these may not take into account inflation, the rising cost of living and medical expenses in future, which could be a major financial burden.

“Although EPF savings is one of the main channels to provide for retirement, 99.9% of the contributors would withdraw their EPF savings in one lump sum once they reach 55 years of age and 70% of them would use up all their EPF savings in just three years post-retirement,” Loke notes.

Loke adds that longer life expectancy, delayed marriage and having children later would leave the retirees in a vulnerable position in their old age as they need to need to set aside medical funds for themselves and education funds for their children.

Meanwhile, Prudential Assurance Malaysia Bhd chief marketing officer Thomas Wong, survey findings shows that although Malaysians have a high propensity to save (72% claimed that they do save for retirement), 41% do not have a concrete plan on how to build their retirement fund.

“They just save as much as they can now and hope they will have enough to cover their retirement needs,” Wong says. Wong adds that among those who save for retirement, 77% are putting their money in low-yielding savings vehicles such as bank fixed deposits and savings accounts to accumulate their nest egg.

“Contrary to the common belief that keeping our money in the bank is the best way to preserve our capital, this instrument may not be good enough given that interest rates of bank deposits can hardly outrun inflation,” Wong says.

He also notes that most Malaysians do not segregate their savings for retirement, which made matters worse.

“This means, all their monies are lumped together as general savings. More alarmingly, out of those who consciously separate their savings for retirement, 83% have said that they would use the money should other needs arise,” he says.

This is indeed a risky situation because if they are not careful, they may not have enough money for their retirement, Wong explains.

In addition, a staggering 73% do not seek advice from financial professionals – a behaviour that compounds Malaysians’ poor retirement planning ability further.

“All these could probably explain why about 39% of those surveyed see themselves working beyond the mandatory retirement age, citing income boost as the main reason for doing so,” Wong adds.

Loke advises that instead of relying solely on one’s EPF and personal savings, Malaysians should consider early financial planning, which would save them the stress of dealing with insufficient retirement funds or seeking prolonged employment to ensure financial stability.

“We could plan ahead with investment-linked insurance plans to counter the effects of inflation. In addition, there is also the need to consider providing for your medical needs after you have retired and would be no longer entitled to medical coverage provided by your employer,” Loke says.

Meanwhile, Wong advises that there are a variety of choices available when it comes to building your retirement fund.

“Depending on your risk appetite, investment horizons and affordability, you can invest in properties, equities, unit trusts and investment-linked insurance to name a few. The key is to have a sound investment strategy that is the ability to balance risks and returns effectively according to the desired investment tenure,” Wong says.

睡眠不足 易引发多种疾病

“养生无他,睡食二要”,足见睡眠是许多健康长寿者的秘诀所在。但随着上班族生活脚步加快,经济整体形势令人堪忧,睡眠问题更成为困扰。

  研究显示,长期睡眠不好不仅危害健康,也严重影响工作效率和生活质量。

  睡眠好比是健康的蓄水池,睡个好觉就是健康生活方式之一。

  国大医院1996年一项调查显示,每1000名新加坡人中,有153人有睡眠问题。

超过三成国人有睡眠问题

  林丽明医师说:“近13年来,由于人口老化、互联网的全球化、经济快速发展,生活工作压力无限增大,睡眠问题日渐加重,从临床来看,估计超过30%国人有睡眠问题。”

  林医生警惕说,长期睡眠不好易引发肥胖、高胆固醇、高血压、代谢综合征、心脏病、中风、焦虑症、忧郁症、精神分裂症等,严重患者有猝死风险。

睡眠障碍高发群

  中国睡眠研究会日前在“世界睡眠日”之际,援引中国一项调查指出,近四成中国人存在各种睡眠问题。

  中国睡眠研究会表示,企业中高管理层、影视传媒、医护人员是睡眠障碍的高发群,睡眠不仅危害健康,也严重影响工作效率和生活质量。

  有研究资料表明,严重睡眠不足已成为中青年罹患中、晚期胃癌的首要原因。

  近五年来,中国19至35岁年青人的胃癌发病率比30年前增加一倍,每天连续加班、熬夜应酬已是白领为生计作出睡眠牺牲的普遍生活状态。

熬夜恐致糖尿病

  美国一项调查显示,每天睡眠不足6小时的人容易出现血糖水平异常,增加患二型糖尿病风险。

  研究人员用6年时间,追踪1455名志愿者的工作及每周平均睡眠时间后得出结论:平均每晚睡不足6小时的人,发生空腹血糖受损的几率比每天睡6小时及以上者多出4.56倍;若不引起重视,易引发二型糖尿病。

  睡眠专家尼尔·斯坦利说,有证据证明,缺少睡眠会影响控制食欲的荷尔蒙,吃得多容易肥胖,给糖尿病拉响警报。

  之前有研究显示,儿童如果睡眠不足会引发肥胖、抑郁和高血压;中年人睡眠不足会增加患上传染病、心脏病、中风和癌症的风险。

  美国疾病控制和预防中心建议,成年人每天需要7至9小时睡眠。

认识失眠病因:

  情志所伤、劳逸失度,脑力疲劳过度、更年期、久病体虚、饮食不节,及先天禀赋不足等导致阴阳失调,阳不入阴而致失眠。

症状:

1)虚证:

  胃气失和、心脾两虚、阴虚火旺、心胆气虚、心肾不交、肝郁血虚等。

2)实证:

  热扰神明、肝郁化火、痰热内扰、瘀血内阻等。

治疗:

  中医治疗在于调整阴阳,以中药、针灸、推拿和拔罐结合治失眠,并嘱咐病患调节生活节奏,得以精神放松。

中医改善睡眠药膳

龙枣汤

  材料:龙眼肉10至30克、大枣10枚

  做法:水煎煮,临睡前服用

  适用:辗转反侧,卧而难眠的心脾血虚型患者。常由思虑过度、劳逸失调、内伤心脾造成。

酸百莲羹

  材料:酸枣仁15克,百合30克,莲子肉30克

  做法:将材料煮沸30分钟,加白糖适量,睡前2小时服,亦可放入莲子芯;

  适用:易入睡,但夜半醒后即不能再入睡的阴虚火旺型患者。

人寿保险

定期保险是市面上结构最简单的人寿保险保单,也称为暂时性的保单。

在定期保险的合约下,保险公司只有在受保人在保单阐明的期限内死亡的情况下,才会作出理赔。

以下是定期保险的一些主要好处:

1 以较低的保费,获得相当好的基本死亡利益和完全与终身残废利益(包含附加保障利益)。它是一种以较低保费,获取较大保障利益的保单。

2 适合寻求特定或无限期保障的投保人。因此,即使您不需要受保时,仍获得一定的保障承诺,也不需感到惊奇。

一些人认为,定期保险适合以下情况者作为暂时的保险用途:

* 对于那些已经有家庭,但却收入有限的人士。 * 保障一家公司的关键人物。

3 无保证/自动更新的保单,保障期限届满后,无法担保支付同样数额的保费。对于保单期限届满后,仍需要有关保障的受保人,或是最糟情况下,受保人的健康状况出现重大的变化,更是非常关键。

生活情况改善时重估配套

总的来说,对于那些希望在当前这个金融风暴的非常时期,以较低保费换取较大保障的受保人来说,定期保险可能可以在某个程度上,满足他们的需求。

不过,当生活情况改善时,我们非常鼓励这类受保人重新评估他们的寿险保障配套。
